Last week in our Trends Tuesday post, we touched on the growing trend of online subscription delivery services. Let’s be honest…who doesn’t love when something is delivered to your door or when a package arrives. It’s like Christmas morning in the middle of the week!

We are all busy people, and the convenience factor of doorstep delivery is huge. One of our client’s, Papa Spud’s, is a North Carolina CSA (Community Supported Agricultural) service that delivers local, seasonal groceries straight to your door—from fresh produce, dairy and meat to granola, chocolate and jams. For those of us that like to buy local products but don’t have time to make it to the farmers’ market, local fish house or bakery each week, Papa Spud’s is a great option.

Tuesday mornings are a fury of activity at the Papa Spud’s warehouse, and we invited some local media members to see it for themselves. Produce and food items are being delivered, boxes are being packed and sorted and delivery vehicles are being loaded. On the morning of our event we had an unexpected snowstorm, so there was even more activity as the team tried to determine if the deliveries could still be made.

After sampling some tasty treats and coffee,  Papa Spud’s founder and owner, Rob Meyer, shared how the company was started. The media attendees were able to watch the team in action to really see and understand how the produce makes it from the farm to the box on your doorstep, in less than 48 hours. They were able to see firsthand that the demand in the Triangle for locally sourced food products is growing, and that the convenience factor is really attractive for busy families.

Housing options used to be fairly clean-cut; home shoppers in the baby boomer era chose between the glam of a sky-rise apartment or the stability of a suburban cottage. However, the last few years have introduced a hybrid option—the mixed-use community—which is fast becoming real estate’s newest darling. Mixed-use communities offer a combination of residential and commercial amenities that provide a “live, work, play” lifestyle in one central location. As one of 2015’s leading real estate trends, these burgeoning developments are leaving their mark on the industry. Here’s how:

1. Change in Transportation Infrastructure
The mixed-use community draws a demographic that prizes an active, healthy lifestyle and alternative forms of transportation, like biking and walking. In fact, nearly 60 percent of home buyers seek a home with “walkable” access to a variety of amenities, a trend that is prompting architects and land planners to incorporate trail systems and pedestrian access points. The distinct shift away from traditional automobile travel has spurred a demand for ride sharing apps—like Uber and Lyft—as well as stronger public transportation systems.

2. Increase in “Walkable” Options 
Mixed-use developments have morphed into the modern “one-stop-shop” experience. The commercial milieu includes not only standard vendors, such as grocery stores and pharmacies, but also luxury lifestyle options, like boutiques, microbreweries, farm-to-table restaurants and spa retreats. Each mixed-use offering functions like its own micro-economy, providing residents with a full gamut of conveniences within walking distance.

3. Focus on Sense of Community
From baby boomers to millennials, the mixed-use demographic shares an interest in cultivating community. The live/work/play premise naturally imparts a sense of belonging and ownership, and residents look for shared experiences that offer connectivity and foster relationships. Everything from interest groups—like running clubs—to community-wide festivals are on the rise as hallmarks of mixed-use developments.

Communication: A Cornerstone of the Mixed-Use Model
At its core, the mixed-use community seeks to create a distinct place where people can lead vibrant lives in ways that are personally meaningful. Connectivity and integration are trademarks of these communities, and as a result, the mixed-use model relies on dynamic communication to fuel its livelihood.

Mixed-use communities have a strong opportunity to utilize online tools to connect with residents. An effective social media strategy, for example, would encourage conversation, foster community, incite action and facilitate self-sustaining connections—like meetup groups and walking clubs. Property managers could benefit from mobile apps that provide access to community-specific inventory and schedules. In addition, targeted messaging and community relations are vital to provide a rich picture of the community’s appeal to potential home buyers.

In order to continue this upward trajectory, mixed-use communities will need to build and implement a strong communications strategy that foster relationships and maximize connectivity.

Raleigh: An 18-Hour City

This year is expected to be a great one for the Triangle’s real estate market and its residents. In fact, Raleigh-Durham was named the 10th most overall promising market of the year by Emerging Trends in Real Estate. Additionally, based on the survey, the area received the following market accolades:

  • 7th in Office Market
  • 9th in Single Family Housing Market
  • 13th in Retail Market
  • 15th in Industrial Market

There were a lot of factors that influenced these rankings, but in general, respondents favored the Triangle for its urbanization, ability to attract and retain a high-quality workforce and competitive cost of doing business.

Another trend I find to be of particular interest is the coming of age of the 18-hour city. These cities combine the best of 24-hour cities (think New York City) and 9-5 cities that are only active during business hours. I feel that Raleigh has always been somewhere between the two, but many 9-5 cities across the country are transforming into 18-hour cities.

The City of Oaks has done a wonderful job combining essential elements of housing, retail, dining and walk-to-work offices to help grow it as an urban hub. In turn, it has spurred investment and development. I see the growth everyday as I make my way to the Clairemont House in Downtown Raleigh.

Since last summer, I have been watching one of the city’s latest massive urban apartment complexes literally rise from the ground. What was not much more than a grassy field just last year has burgeoning into the shell of a four-story building featuring 224 studio, one- and two-bedroom apartment units. Known as the Lincoln, this new development stands within walking distance of local shops, boutiques, restaurants to sate any appetite and bars with live music and entertainment.

Cities like Raleigh that combine work, live and play aspects generate a feeling of excitement and therefore stay bustling well past work-day hours. Many of these 18-hour cities are said to be under-the-radar but rapidly on the rise due to the realization of great opportunities for homeowner investment.

It seems like yesterday that I tacked Monty Hagler’s letter on my wall announcing that RLF Communications had hit that important milestone of five years in business. “Wow,” I thought, “What an accomplishment! I can’t wait to say that for Clairemont.”

When you start a company, you read all kinds of scary facts about the number of businesses that never make it to a fifth anniversary. Thankfully, the days where doubts crept in have been far outweighed by the days that my inner voice shouted, “Woohoo, we are doing this! It is really happening!”

So many things have been learned including the fact that when you start a PR agency, it is hard to determine “the” day that you become official. Was it the day we got the business license? Was it the day we signed a lease? (Buying The Clairemont House two years later trumps that, though!) Was it the day we got our first client? Because of this, we plan to celebrate all year. We’re kicking off the festivities starting today since it was five years ago today that I didn’t go to work somewhere else due to the fact that I had announced the day before that I was starting a new agency.

It was also on this day in 2010 that I first blogged as Clairemont’s CEO and promised, amongst other things, random dancing. We’ll mark this milestone by dancing for five minutes on the hour for five hours today on the Clairemont porch. If you are local, please join us. Otherwise, feel free to cut a rug from where you are, but we’ll only believe you if you send us a video we can post on our Facebook page.

We have some exciting things in the works for 2015 and our fifth anniversary. Five seems to be a magical number for us right now. Check back here for more on all that real soon. Love and hugs to everyone who has cheered us on as we’ve felt like the Little Engine That Could! xoxox –D

In the spirit of holiday giving, “Clients Who Care” is a blog series that recognizes some of the recent acts of kindness and caring demonstrated by Clairemont clients. We hope these stories inspire you to be charitable this holiday season and throughout 2015. Happy Holidays!

Having been a supporter of the CSA box delivery concept for years, I was thrilled when we got the opportunity to work with Papa Spud’s. For those of you not familiar, Papa Spud’s is a farm to fork delivery service that has been serving the Triangle since 2008. The team works with more than 50 local farmers and artisans to fill community supported agriculture (CSA) boxes each week. Unlike other CSA services, Papa Spud’s offers dairy, meat and an assortment of items along with a wide variety of fruits and veggies, so each box is completely customizable to meet the needs of individual families.

During our work together these past few months, we learned that Papa Spud’s believes in the importance of giving back not just during the holiday season, but all year long. In addition to serving Triangle residents and educating them about the importance of eating healthy and supporting local farmers, Papa Spud’s is giving back to our community in a significant way. Each week, Papa Spud’s donates an estimated 300 to 400 pounds of leftover food to the Interfaith Food Shuttle. Interfaith is an amazing organization and this donation, no doubt, has a huge impact on the programs and people they are able to support.

In addition to the weekly Interfaith donations, Papa Spud’s also supports various organizations and charities with food donations throughout the year. We salute Rob and his team for all they do to serve their customers, educate Triangle residents about the importance of eating local foods and by giving back to those in need. Here’s to a bountiful 2015!
