Change is in the wind, or in the case of the real estate market, it’s coming with a blustery gust. 

The Federal Reserve’s recent interest rate increase along with national and international economics have impacted the 2019 real estate projection in several ways.

The shift in real estate necessitates an adjusted approach to marketing and public relations. It’s an opportunity for exploration and creativity along with a re-invigorated look to specific tactics.

So what’s around the bend in 2019?

1. Drop in Sales, Growth in Price

Lovely news right out of the barrel, no? Affected by numerous factors, including rising interest rates, affordability will pose an issue to most demographics. According to Forbes, sales will likely slow with a simultaneous increase in demand for houses in the $250,000 – $300,000 range.

Since buyers will be much more wary of purchasing, communities and homebuilders should take the opportunity to showcase their differentiating factors beyond just products. Take a step back and highlight your community’s lifestyle. Pinpoint key, visceral ways to forge an emotional connection with the buyer, perhaps through tactics including resident stories, virtual tours or resident-for-a-day programs like those at Clairemont clients Briar Chapel and Wendell Falls. Social media plays a strong role in helping the young mother find her stroller-mom run club or the mountain biker set eyes on your community’s miles of trails. Play matchmaker — connecting homebuyer with their ready-made-and-waiting lifestyle.

2. More Millennials Buy Houses

Despite rising costs, millennials may become the highest home-purchasing demographic. With the millennial homebuyer comes millennial communication preferences. 

Millennials crave experiences; they’re willing to sacrifice resources for time richly spent with friends or loved ones. Often, connection drives decisions, and this group turns to social media to seek that connection. Now more than ever, companies should focus on a well-honed social media strategy that includes both organic and paid reach. Simple reposts or links to articles and blogs won’t cut it. This group seeks relatable, unvarnished peeks into your community — what will they feel, what will they see, who will they meet? Brands should hone an authentic online experience through videos, images, apps and even VR tools to bridge the gap.

In addition, millennials do their research — including online reviews. It’s time to revisit your online review process highlighting Google and even Facebook. Decide how you’ll make this program grow (referrals? direct asks? approved incentives?) and dedicate resources to improving that presence.

3. The Rise of Experiential Retail

Smart Cities points out that e-commerce has cannibalized physical shopping destinations. To combat this, developers will be beefing up the offerings of brick-and-mortar stores, positioning retail as an experience rather than just a transaction. As Tech Crunch says, stores must go far beyond functionality. Meaningful interaction plays a vital role; it’s about the doing, not the buying. For example, Casper mattresses recently opened a room reserved for 45-minute naps called The Dreamery.

In this case, thoughtful marketing can unveil the experiences that developers craft. Videos and even VR can provide a taste of the experiential retail online to attract customers to the brick-and-mortar location. Better yet, social media can help co-create the experience through apps, games, challenges and Instagrammable moments that translate from the physical into the virtual.

Newland Communities, the country’s largest privately held residential real estate developer, touts two master-planned green communities in central North Carolina: Briar Chapel and Wendell Falls. From inception, Newland built these communities on principles of sustainable design through energy efficient land planning and comprehensive, NGBS-certified home construction – standing as the two largest green communities in the Triangle. Newland sought to showcase its industry leadership with research and data proving the tangible value of building green. Clairemont set the objective to reach media outlets with a circulation of more than 100,000. Therefore, our goal was to secure a feature story in Builder Magazine within the 2017 calendar year that highlighted Newland’s delivery of demonstrable results.

STRATEGY

Clairemont and client Newland developed five personas to define our diverse target market, homebuyers between ages 21 and 65 actively seeking homes in North Carolina and designed an innovative pitch angle tailored to the publications’ needs. Clairemont framed the 10-year study’s centerpiece finding – that Briar Chapel and Wendell Falls saved residents more than $1 million in energy bills – with attention-grabbing, light-hearted depictions of the equivalent annual savings. For example, homeowners could have purchased 14,015 movie nights, 9,110 family cookouts or 60,733 fresh apple pies with their savings. We accompanied our pitch with content that editors could repurpose, such as visually appealing charts and images of the homes. To further ensure a good editorial fit, we met Builder Magazine’s need for data-driven insights by offering supplementary reports, an interview with Newland’s marketing director and the top three quantifiable ways Newland saves energy.

EXECUTION

The Clairemont team completed a media audit to determine which outlets provided maximum visibility within the target demographic. We also thoroughly researched the green building market to identify homebuyers’ biggest questions about green building and how Newland allays these concerns. To ensure quality from start to finish, we held regular internal planning meetings and client calls and completed multiple rounds of editing and proofing.

RESULTS

Clairemont met the stated objective and far exceeded expectations within our budget by the end of 2017. The feature story in Builder Magazine spotlighted Newland’s sustainable nature while positioning the community as a thought leader in the green home industry to its circulation of approximately 120,000.

This feature story fed into a larger campaign that skyrocketed traffic at Wendell Falls by approximately 32 percent, landed Briar Chapel two Best Neighborhood awards in Chapel Hill and earned Newland the Developer of the Year award from the Home Builders Association of the Triangle.

The work Clairemont Communications conducted in partnership with Newland Communities earned Awards of Excellence, Best in Category and Best in Show awards by the North Carolina Public Relations Society of America (NCPRSA) and a Platinum Award from the Raleigh Public Relations Society. We are proud that this campaign represents one of the 198 awards we’ve received since starting Clairemont in 2010.

Spice and sweet heat. Bands and brews. Art and activities. Families and fun at every turn!

On September 23, 2018, Clairemont client Briar Chapel opened its Great Meadow park to host the 11th Annual Pepper Festival in partnership with Abundance NC. As one of the largest chef competitions in the Triangle, the Pepper Fest challenges top chefs and brewers to craft their most creative recipes using the locally bred and grown North Carolina pepper. This year’s Go Wild theme invited artisans to also showcase foraged ingredients to raise the awareness of North Carolina’s bounty.

Festivalgoers sampled a mouthwatering smorgasbord of bites and brews, from spicy mojitos to sweet pepper nut butter. The foodie roster featured culinary cornerstones ranging from Harvest 18, Saint Jacques French Cuisine and City Kitchen to Tribeca Tavern and creative food trucks. Award-winning brewers and distillers, such as Fullsteam, Mystery Brewing, TOPO, Carolina Brewing and Bull City Ciderworks, proffered a menu of zesty beverages, beers and liquor cocktails.

And this year, we crowned a new court of foodie winners!

  • “Best Volunteer”: Norma Yanik
  • “Best Farm”: Honey Bee Farms

Kids played the day away at Pepperpalooza, featuring bubble art, face painting and wacky storytelling. Guests jammed out to all-day bluegrass tunes from Elis Dyson and the Shambles, voted “Best Local Band,” along with ZamBamBooGee. This year’s festival welcomed a record 3,000 festivalgoers!

Best of all, the proceeds of the Pepper Fest benefit Abundance NC, a nonprofit dedicated to supporting sustainable food and fuels. We always love a good foodie festival, especially one that helps 200 local farmers who would not otherwise be in business!

Triangle Real Estate Trends

If real estate in the Triangle was a children’s fable, it would be a beanstalk shooting into the sky to meet the giants.

According to a 2018 report from Capital Compass, the Triangle experienced record growth in commercial real estate last year, leasing more than 1.4 million square feet. Class A space – the crème de la crème of properties – continues to be in highest demand, indicating that buyers will pay more for premier quality and central location. The Dillon – the 18-story mixed-use building that will join the downtown Raleigh skyline – has leased 43 percent of its residential units and nearly 77 percent of its retail space, leaving more room for real estate growth in the near future.

Residential real estate in the Triangle is also on fire. In Zillow’s 2018 list of hottest housing markets, Raleigh earned the No. 2 spot “based on its rising home values and rental prices, steady income growth, abundant job opportunities and low unemployment rate.” The Triangle remains in the running for Amazon’s HQ2, which would bring 50,000 jobs to residents and accelerate the area’s growth. As the Triangle establishes itself as a technological, health care and financial hub, homebuyers and business owners alike are flocking to the Triangle to set up shop.

Key Social Media Marketing Tools for Real Estate

In layman’s terms, the time to invest in real estate is upon us. As a real estate developer, builder, investor or agent, effective marketing strategies are more crucial than ever to ensure your properties are the ones getting filled. To stay on top of the trends, we have our eyes on these three social media tools that will shine the spotlight on your brand.

  1. Snapchat Geofilters: The real-time visual platform offers so much more than flower crown filters. With 158 million daily users who exchange 2.5 billion Snaps and check the app an average of 18 times a day, Snapchat boasts a freakishly high engagement rate. Snapchat’s on-demand geofilters encourage direct interaction with key publics and broaden your brand’s reach to other people’s networks. The unpolished, real-time content lends authenticity to your brand, which builds trust and familiarity with your key publics, leading to meaningful relationships.
  2. Instagram Stories: Unlike Snapchat, Instagram more easily builds and maintains a steady audience. Stories can expire after 24 hours or be archived as a “highlight” to live forever on your brand’s page. Use a story to document the course of an activity, like a new property tour or community event. Which stories should turn into highlights? Choose the story clips that get the most views and engagement, says Michael Stelzner, host of the Social Media Examiner podcast. You can even separate highlights into different branded categories, like “Blog,” “Homes” or “Events,” which makes it easier for followers to view what interests them. These snippets provide a peek into the daily life of your brand, putting faces and adding personality to your logo.
  3. Facebook Live: The social media giant’s streaming feature marries long-form video content with real-time presence. These videos provide deeper engagement with your followers, since you can respond to a viewer’s questions or comments while live. Facebook Live seems made for the real estate industry; what viewer doesn’t want to hop on an impromptu tour of the newest properties and communities without leaving his or her living room?

Although they have their differences, these three social media tools tap into the power of visual. Videos and photos with intentional, innovative content give viewers a personalized experience when finding their perfect home or office space.
